ARCHITECTURAL DESIGN

Groundwork Properties offers a wide range of architectural services to convert your project ideas into reality.  The typical project begins with the creation of a written program, outlining the goals and requirements of the project that will inform the entire design process.  Next, we perform a site analysis to evaluate the development potential through review of applicable codes and zoning. 

During the design process, Groundwork Properties works closely with each client to establish a preferred aesthetic and functional concept that will become the basis for the development and documentation of the final design.  In addition to architectural design, Groundwork Properties can provide landscape design services and interior design services.  With a comprehensive team of well established professionals, we can accommodate any specialty requirements needed to address the complexity of the project.

Additional professional services include site development, code review and analysis, sustainability consulting, budgeting, cost estimating, contract administration and construction observation.

COMMERCIAL PROJECTS

Jacksonville Zoo – Land of the Tiger Area – 2.25 Acres Budget – $9.5m – This project is the second phase in the Asia Precinct masterplan for the zoo. The project consists of two new tiger exhibits with holding facilities and approximately 700 linear feet of state of the art enrichment corridors, including overhead trails, habitat nodes, and lure coursing. Additionally the project features small clawed river otters, Babirusa and Visayan warty pigs, as well as guest viewing amenities and special event spaces. with PJArchitects Reid Park Zoo – Expedition Tanzania Area – 6 acres Budget – $9m – Expedition Tanzania is the largest expansion to the Reid Park Zoo in Tuscon, creating a new state of the art elephant holding facilities and two 1.5 acre outdoor yards feature a variety of enrichment features including mud wallow, scratching posts, enrichment feeding opportunities, and an approximately 80,000 gallon deep pool. The project also includes special events space and a botantical garden experience. with PJArchitects Houston Zoo – African Forest Area – 7 acres Budget - $40m This highly immersive project focused on the Gabon region of west Africa, and features giraffe, rhinoceros, giant eland, and chimpanzee exhibit with holding facilities. Additionally, the inclusion of gift shot, restaurant and trading post visitor amenities as well as high end interpretive messaging and audio/visual components creates a world class experience. Houston Zoo – African Forest Area – 7 acres Budget - $40m This highly immersive project focused on the Gabon region of west Africa, and features giraffe, rhinoceros, giant eland, and chimpanzee exhibit with holding facilities. Additionally, the inclusion of gift shot, restaurant and trading post visitor amenities as well as high end interpretive messaging and audio/visual components creates a world class experience. with PJArchitects Camp Parsons Dining Hall Area – 15,000 SF Budget – $5.2m – Teaming with Eysaman & Co., Groundwork Properties worked to create a replacement dining facility for the Boy Scout's at Camp Parsons. This structure more than doubles the seating capacity of the facility while modernizing the Dining Hall to better serve the Scouts. Extensive use of exposed timber trusses and regional wood finish materials, as well as traditional details creates a continuity in the Camp tradition as well as a timeless gathering place for future generations. with Eysaman & Co Felicia Young Ministries Transitional Living Facility Area – 9,600 SF Budget - $1.4m Groundwork Properties is teaming with The Felicia Young Ministries to design the Ministries’ first transitional living facility. This 12,000 square foot residential facility is focused on providing a safe, faith-based home for formerly incarcerated women. In additional to providing living area for the women, it also provides space for their children, in an effort to rebuilt family connections. Additionally the design will house administrative, counseling and job training facilities. Play Pause

RESIDENTIAL PROJECTS

Phinney Ridge Residence with Eysaman & Co West Seattle Residence Area – 1350 SF - Budget - $130,000 - This renovation of a 1963 single family residence focused on improved interior functionality and the creation of a consistent exterior style to improve the curb appeal. The removal of the existing carport and enclosed back porch allowed for the addition of a new kitchen and master suite, while establishing a more traditional Craftsman facade. Vaulted ceilings and exposed wood beams combine with light finishes to create an open, airy interior with a nod to traditional styling. West Seattle Residence Idaho Farmhouse Area – 2940 SF Budget – $250,000 – This residence is configured in a traditional farm house style features a large wrap-around porch and expansive views of the surrounding fields. Utilizing reclaimed timbers from a locally salvaged barn, the interior provides a great room with adjoining kitchen, a craft room, and a mother-in-law suite on ground floor, with an expansive master suite with private balcony and an additional bedroom on the second floor.
